How do I pay my monthly HOA dues?
Watch for new payment instructions effective Jan. 1, 2026.
Assessments are due on the 1st and late after the 15th.

Living in the Community
What are the quiet hours?
Quiet hours begin at 10:00 p.m. Avoid loud noise (e.g., music, parties) that may disturb neighbors at any time.
Are wood or hard‑surface floors allowed?
Only with prior approval from the Board/Architectural Committee; installations must include compliant sound‑attenuating underlayment.
Can I display signs?
One “For Sale” or “For Rent” sign per unit, displayed inside a window or tied to a railing. Do not fasten signs to siding/shingles.
Are barbecues and grills allowed?
To reduce fire risk and comply with current fire code, charcoal grills are prohibited. Gas grills with 1‑lb propane cylinders (these are usually used for camping stoves) are permitted. Larger propane tanks are not allowed to be used or stored on the property, except that gas grills with 20 pound propane tanks may be used in the pool area provided that they are operated more than 10 feet from any structure or fence.
Safety & Maintenance
What fire safety rules apply?
Town ordinance prohibits smoking of any kind anywhere on Parkview property. Please do not use torches on decks, patios or balconies. Never bring propane indoors. Keep your fireplace flue clean and clear, and never block fire escape ladders. Do not store flammable items in your unit or storage area. In particular, no propane tanks larger than 1 pound may be kept on our premises.
How do recycling, compost, and trash work?
Mill Valley Refuse collects recyclables, landfill, and compost. Break down cardboard; place food/organics in the green compost bin for Monday pickup; avoid contaminating recycling. No plastic bags or film can go in recycling or compost bins.
What can be stored in carports?
Only currently operating motor vehicles and bicycles. Keep carports clear of boxes/tools or other obstacles. Clean up oil stains, and never keep hazardous or flammable materials in your storage area or anywhere else on the premises.
What are the rules for decks and patios?
Keep areas uncluttered; no firewood on decks (reasonable supplies are permitted on ground‑level concrete patios); raise plant containers on spacers so that they don't stain the surface; do not hang items on railings or attach hooks/nails to exteriors.
Utilities & Repairs
Who is responsible for plumbing?
Owners are responsible for interior plumbing, including valves and drains. Pipes that serve multiple units generally are HOA responsibility. Avoid flushing non‑toilet items; use drain screens to prevent blockages. Coordinate any water shut‑off with the Community Manager and your neighbors at least 48 hours in advance.
Can contractors install new utility cables or drill exterior surfaces?
Exterior drilling or cable runs require prior approval from the HOA manager.
Pets, Parking & Rentals
What are the pet rules?
Consult the CC&Rs for specific rules. In general, be a good neighbor. Dogs: minimize barking; pick up droppings; leash laws apply. Cats: if neighbors complain about “visiting” cats, you may need to keep your pets indoors or leashed.
What are the parking rules?
Carports belong to individual unit owners. Unassigned parking spaces are for visitors and may be used temporarily by owners only if their carport space(s) is occupied.
Vehicles in carports or other parking spaces must be operable and registered; violators may be towed. Notify the community manager if you will be leaving your car on the property for an extended period.
No parking behind a car in the carport (“tandem parking.”)
Do not block driveways or other vehicles, and please observe red curbs or other markings designating emergency access
Can I rent out my unit?
Short‑term rentals are prohibited. Owners must provide tenant contact info to the Community Manager. The Association conducts business with owners, not tenants (except emergencies.) Please consult the CC&Rs for specifics, including new rules included in the 2025 update.
Emergencies & Problem Reporting
What should I do in an emergency?
For a life or property threatening emergency, call 911, then notify the Community Manager. Do not authorize work you expect the Association to pay for without prior approval. There is a manager on-call 24/7.
Who do I call for other issues?
Tenants: contact your landlord. Owners: issues inside your unit are typically your responsibility; for systems that may involve common areas (e.g., plumbing), consult the Community Manager first.
