AR Request

We encourage owners to upgrade, repair, and improve their homes, and the Architectural Review process is here to help make that easy and consistent for everyone.

Use this page to submit your Architectural Review request and any required documents. Before getting started, please review the Architectural Review Application and policies in the Annual Disclosure Package, along with the CC&Rs. If there’s ever a conflict, the CC&Rs govern.

 HOA approval is required before starting any work that:

  • Extends into walls, wiring, or plumbing
  • Changes flooring materials
  • Involves balconies, patios, or other Exclusive Use Common Areas
  • Affects any Common Area

No approval is needed for work entirely within your unit’s finished interior surfaces. Structural elements such as drywall, framing, plumbing, and wiring are part of the Common Area or Exclusive Use Common Area, which is why prior approval is required when those elements are involved.

Generally, projects that meet the town's code requirements will be accepted by the HOA. The HOA pays special attention to flooring, interior waterproofing, and other elements that may affect the building or neighbors. 

Please note that some projects—such as electrical or plumbing changes, adding appliances, or modifying outlets—may also require a building permit and inspections from the Town of Corte Madera. The town provides useful reference sheets for bathroom and kitchen remodels. (Note that there have been code updates since these handouts were created, especially for electric circuits.)

Parkview AR Process (updated April 2026)

 

To ensure consistency and transparency within the community, all architectural modifications must follow the official review process outlined below. This process implements the rules adopted by the community in the 2025 update to the CC&Rs. 


Before You Begin
• Review the CC&Rs (as updated in 2025), particularly Article XI - Architectural Control.
• Review the Architectural Alterations Policy Guidelines and Procedures, included in the annual mailing sent to all owners every November.
• In many instances, the documentation required to obtain a Town of Corte Madera building permit is sufficient for the HOA’s AR review.
• Ensure your contractor is licensed and insured.


1. Submission of Requests
All Architectural Review (AR) requests must be submitted electronically via the Parkview Recreation Association website.
2. Automated Distribution
Upon successful submission, the AR request is automatically distributed via email to the Board of Directors (BOD) and Premier Property Services for initial review.
3. Agenda Integration
Premier Property Services will record the request and add it to the agenda of the next scheduled Board of Directors meeting. All formal discussions and final decisions regarding AR requests are conducted during the Open Session of the meeting. Note that agendas must be distributed at least four days prior to each meeting, so AR requests must be submitted further in advance.
4. Preliminary Review & Information Gathering
Prior to the scheduled meeting, Premier Property Services will facilitate a preliminary discussion among Board members via email. The purpose of this stage is to determine whether the application is complete or requires additional information. If further details are needed, Premier Property Services will contact the homeowner to ensure all necessary documentation is available for the Board’s final review.
5. Formal Decision & Notification

Following the discussion and vote in the Open Session, Premier Property Services will issue a formal notice to the homeowner/submitter. This correspondence will confirm the Board's decision (Approval, Approval with Conditions, or Denial) or outline any additional information required to move forward.
6. Architectural Agreement/Covenant
AR requests and approvals are contracts between the Association and the owner making the request. In some cases, the Association may condition its approval of an AR request on the execution and recordation of an Architectural Agreement that may memorialize the conditions under which an architectural alteration was approved, as well as the rights and responsibilities of the Association, the Owner, and future Owners of the Unit. All costs associated with the execution and recordation of such agreements are the responsibility of the owner making the AR request.
