This page will be updated as the electric service upgrade project proceeds. Please post your questions and board members or others directly involved will provide answers to the best of our ability. 

July 23, 2026: Work at Lot 5 is delayed by a few days because we are reinforcing three studs and replaced one that was damaged by dry rot. A termite inspection was negative. When the framing work is completed (expected by end of this week,) we will reinstall the main water line. The AT&T telecom lines into Lot 5 have been disrupted. Comcast and other wiring has not been impacted. Once these repairs are completed, Joe Greenwood and his team can proceed with installation of the new electric distribution system on the carport wall. 

July 19, 2026:

Lot 12: Both the town and PG&E have approved all work to-date. Now, we must wait for PG&E to bring the power lines from overhead to underground in front of the building. While we hope this will be soon, PG&E informed us today that the street work may not happen until around September. We are pushing as hard as we can to get this done sooner. Stay tuned. 

Lot 5: Because some dry rot and possible past termite damage was noted inside the western wall, we are having a termite inspection done, followed by repairs to the framing elements this week. Once this work is completed, the stucco will be repaired, and the installation of the new subpanels in the carport will resume. Meanwhile, PG&E and the town gave the green light to fill in the trench. Once the interior elements are installed, we'll be ready for meter installation and to hook Lot 5 up to the new power lines PG&E already installed in the street for us. 

Lot 9: The timer for the exterior lights was replaced on Friday. We will be submitting permit paperwork to the town for the Zinsco panel replacement in the Lot 9 laundry room and installation of two EV-charger-capable circuits. We are also working with PG&E and others on planning the overall power upgrade for Lot 9, which is anticipated to be done next year. Among the added complexities: we will be required to install a large transformer on its own concrete pad somewhere at the top of the Lot 9 driveway. If you are interested in more details on this project, please come to the next HOA board meeting.

Other lots: Our project manager, Joe Greenwood of Greenwood Electric, is working on the plans for the remaining lots, and we expect to submit permit applications for lots 8 and 10 to the town building department for initial review later this month. Based on current estimates, we expect to have lots 4, 5, 8, and 10 completed by the end of this year. The remaining lots (6, 7 and 9) would be completed in 2027. Our project team has been working hard to control the costs and find economies of scale, where possible.

May 20, 2026:  Work at Lot 12 begins on Tuesday, May 26, 2026.  Contractors will trench from the street to the east side of the building (by the chimney). Work is expected to start at Lot 5 on or about June 9. PG&E digging in the street in front of Lot 12 is expected in early or mid-June to put new high-voltage lines underground. (PG&E already completed the underground work on Pixley, so this should be the last major PG&E construction until we are ready to upgrade Lot 9.) Owners will be notified in advance of any planned power or other disruptions (except if an emergency occurs.) Plants/bushes/trees removed during construction will be replaced or temporarily relocated. 

RESIDENT ACTIONS & DISRUPTIONS

Noise: Expect jackhammers or other heavy equipment during daytime working hours.

Residents may be required to move their cars out from their carport spaces to make way for electricians to work, especially along the wall where the existing meters are. The project team will let you know. 

Storage Rooms: We will be replacing power outlets and light fixtures in individual storage rooms, the laundry room, and the water heater closet. We will contact you directly to schedule access.

April 27, 2026: Project manager/lead contractor Joe Greenwood is organizing the various contractors involved in the work to be done at Lots 5 and 12. Based on the current status, we expect that work will begin at Lot 12 in late May or early June, and we are hopeful that Lot 5 work will begin shortly thereafter. There are many variables out of our control, however, so the timing may change. Owners will be notified before actual work and any disruptions start.

March 26, 2026: The Town of Corte Madera has issued permits for the power upgrade work for Lots 5 and 12. Construction is expected to begin at the end of April or in early May.
